Having never used a buying agent before my husband and I weren't entirely sure of the added value. However having used Victoria for our recent purchase it soon became clear. Victoria has a wealth of experience and excellent connections not only with agents but with many professionals in the property sector such as surveyors, architects and planners to name but a few. Victoria is tenacious and proactive. She quickly grasped what we were looking for and in a very challenging market with very little stock actively pursued and sought out properties which we could view at the front of the queue. We had a wide budget dependent on the state of the property and whilst we did view properties at the top and indeed beyond our budget we never felt Victoria was pressuring us to spend at that level. In fact we ended up buying a property at the lower end. As it would be a development project Victoria was quickly able to access her contacts before we made an offer to give us a reasonable level of comfort that our plans would be achievable in terms of planning and budget. On a personal level Victoria is fun to work with yet remained professional at all stages. She definitely added value and we would not hesitate to recommend her or indeed use her again should the occasion arise!

I cannot recommend Victoria enough -- without her we would not be currently living in our dream home. With her help we created a long and detailed wishlist for our ideal home, and she worked tirelessly with multiple agents across Surrey to show us multiple homes -- most of which were not yet on the open market (giving us a serious edge!). When working with Victoria, sellers and agents knew we were serious buyers, and gave us a VIP treatment -- allowing us to view properties before they hit the market, and bending over backwards for viewings to fit our busy schedule.

When we found our dream home, Victoria helped us make an attractive offer, and handled all of the paperwork etc. that comes with buying a home. She also arranged the surveyors, quotes from builders...everything! She really guided us through the searching and buying process of a new home perfectly.

Having been expats for over 15 years we wanted to buy a home ( vs investment property ) ahead of our return to the UK. We had very specific needs in terms of type of property, land, schooling commutes etc. Even before COVID, making short-notice trips from Hong Kong to London was very hard and COVID obviously made it harder still.

We had never worked with a buying agent before, but Victoria came highly recommended as a local expert. She very quickly understood our needs and was always on the ball when it came to pre-market and just-to-market properties. Her connections with the local agents really helped too. We found her objective view of the properties she showed us hugely useful. Lots of video footage and photos of the houses & gardens were sent through so we could comment on them (positives & negatives) which Victoria then acted upon accordingly.

After the completion of our house, the property was empty for three months. Victoria very kindly went that extra mile & regularly checked on the property, picked up the mail, talked with utility companies, called/met with various contractors, etc. These are just a fraction of the things Victoria did to assist us (following completion), and for that, we can't thank her enough.

We were up against 7 other bidders but my close relationship with the property contact valuing and seeing the benefits of a buying agent to make sure of a smooth transaction coupled with market knowledge and strategic advise meant we won at final bids. delighted for my young couple. My client was downsizing, it was a very emotional move and she wanted to stay local. The house we saw before anyone else and realised it was the 'one' but it was going to the open market. My client needed to sell her current home so she activated her already chosen selling agent, who immediately has a good selection of buyers for the following 2 days but as last minute they couldn't accommodate the weekend viewings. No problem, with the agreement of the selling agent I carried out all the viewings as it would mutually benefit my client and I knew if she didn't buy this house we may never find another that appealed to her. A buyer was found and although now up against another bid on this house, we were successful.

Lovely clients looking to upsize to their dream family home closer to their selected schools. It took some time as there was no immediate rush which gave us time to research areas and styles of houses. This house was in a private road, had the tennis court, pool and area for a football pitch that was wanted and the house a fabulous size with an annexe. We secured a viewing and agreed to buy 'off market'. A great deal and house for my clients and one that would have got a lot of interest if it had gone to the open market.

This was a very important and big move out of city life and home to Surrey for their 2 boys schooling in Cranleigh. It became clear that access to London for life, friends and work needed to take priority for location but their was also a pull to potentially be near the school, so the boys had an easy commute also. Having looked at several 'off market' homes that would commit for our needed summer move, we found a country dream... that sadly was not meant to be. However, the silver lining was we bought a gem of a house in central Guildford (undoubtably the right location after all). After having rejected it first time around, we were able to negotiate hard and secured below guide price and moved in the required timescale.

Clients moving from the Isle of Wight to West Sussex in want of a house that they can renovate and make their own. Having identified this stunning house (top to toe renovation required) that was repossession, (it had to go to the open market), I was able to gain access with my clients, access for contractors, specialist reports to be carried out, planning advice so we were well informed from the outset as to costings. This information plus my ability to find out what others buying positions would be meant when offering we could package price, buying position and show with the due diligence carried out made us the best buyer for the bank to consider. We secured at the price we wanted, and less than the top bidder.
