A buying agent can help at every step of your buying journey from search through to completion and settling in. Services typically include sourcing properties (on and off the market); negotiating purchase terms and positioning you as a preferred buyer; overseeing the entire transaction from start to completion and managing all the different stakeholders in between. If you are relocating, buying agents can also provide expert location advice and orientation.
A buying agent acts independently for you as a buyer (in contrast to an estate agent who acts for the seller). They have access to the entire market of homes for sale (including those sold off market) and they can negotiate with estate agents as well as help to manage the entire purchase process to completion.
Today, buying agents cater for many different budgets – typically from £500k upwards to >£10m. Buying agents may service different types of buyers from first-time-buyers to second-steppers, downsizers, retirees, investors and home buyers who are relocating.
Buying agents typically charge a success fee from 1% – 2.5%. Some may also agree a flat fee with you or agree a percentage of the savings they make you on the property purchase. They may also require a retainer of between £1k – £2,500 to start the search which is then deducted from success fee on completion.
Privacy and discretion are important considerations for many sellers who would rather their position wasn’t made public and who don’t want neighbours or window shoppers looking around.
They may wish to test the market first in the hope of achieving a premium price but without weakening their position later if they have to reduce it (something which would otherwise be displayed online).
A quick sale is another reason for sellers to go down the off-market route; perhaps due to divorce, a recent death in the family, or where the seller is in financial difficulty.
