ABOUT US - KATE ROSSI

I had a fantastic childhood growing up in Winchester and moved to London in my early 20′s but always stayed in touch with family and friends who live here to this day. I worked in a thriving estate agents based in Fulham for over 20 years, 16 of those as manager. Not only were we the most consistently successful office in the company, we were also one of the top agents in our highly competitive area. I therefore have extensive knowledge of buyers, sellers, agents, solicitors, surveyors and search agents! As an agent, I regularly offered my ’premium properties’ to my best search agents as I recognised their clients were serious and ready to move. I also have great understanding of how sellers and agents think – a key advantage to any prospective buyer. I decided to move back to Winchester predominantly for a better quality of life for myself and my two young children plus a better choice of schools. I found the experience of juggling kids, work and relocating hugely frustrating especially as I was in the business and moving back to the place I grew up! It made me determined to help others in my situation – something I feel passionately about.

We can discuss your details over the phone but ideally we would meet you in person to really get to understand you and your requirements.

This meeting would be held at a location convenient to both parties but ideally in the area you wish to focus on. We will identify all your area and property needs to match your budget. There is no cost or obligation at this point. If you are happy to proceed we would require you to sign our terms of business and lodge the registration fee.


AREA ORIENTATION

If you are unsure about which area of Hampshire is best suited to your needs and where to concentrate your search we can supply you with relevant information or, if necessary, take you on a tour of the areas we believe will match your requirements.


RESEARCHING THE MARKET

Using our many contacts in your chosen area, we will scour the market on your behalf. As search agents we have access to properties that are not on the open market as well as those listed with estate agents. We will view a wide selection of relevant properties and then report back to you with a shortlist.


VIEWING

We will make all the arrangements and accompany you to view the shortlist of properties at a time and date convenient to you. We will also gather comparable evidence and, where necessary, rental estimates if you were looking to purchase a buy to let investment.


NEGOTIATION

Once you have seen a property you want to pursue, we are happy to negotiate on your behalf. We can remain impartial and will use our years of experience in negotiation to achieve the best possible price, and quickest and best deal for you.


THE TRANSACTION

We are happy to be the sole point of contact between the agent, solicitors, surveyors and financial advisors if this is what you would prefer. We proactively liaise with all parties involved to ensure the transaction is moving smoothly and efficiently to the set timelines. We will keep in regular contact with you to keep you fully up to date with progress. Good communication is key at this point – it is a common reason for problematic transactions, and something we pride ourselves on. As no work is subcontracted out, we would always be your main point of contact.

Our success fee is only payable once contracts have been exchanged.

We can advise you on all aspects of your move from solicitors, surveyors, removal companies and builders to schools, good places to eat and drink, shops, walks and other hidden treasures in your chosen area!
