We were retained to source and secure a substantial Clifton townhouse for clients relocating from the South East. The clients knew Bristol having spent time here at University and wanted the elegance of a period (preferably Georgian) townhouse that could equally pivot to accommodate their individual needs internally. Externally it needed to tick the architecture box, provide off-street parking, a garden for their dogs and most importantly a high degree of privacy.

We saw many properties over the search timeframe, some on-market and some off-market. In the end we were able to secure a Georgian Grade II Listed townhouse which was made available on-line and therefore created a lot of interest from other buyers.

By acting quickly and decisively, we were able to secure the house for our clients, take the property off the market and see it through to a successful Exchange. In the first instance we created an in-depth video of the house which prompted the travel down from London and their first viewing in person.

In addition, we were also able to introduce the clients to numerous local professionals such as surveyors, builders, and project managers. The house is to undergo substantial works to accommodate our clients’ needs and they have instructed a well-respected team introduced discreetly by us on their behalf.

We were engaged by a professional couple living in London to source and secure them a pied a terre to stay in central Bristol whilst visiting their children and grandchildren. The brief was to source and acquire for them a two- or three-bedroom modern apartment, close to Temple Meads and local amenities / restaurants etc, with the ‘must have’ of concierge and a car parking space. Through our long standing local knowledge of the Bristol housing market we were drawn immediately to The General, on Bristol’s fabulous floating harbour. We showcased other properties in nearby developments, but The General was a clear winner.

From our existing knowledge of the development and contacts drawn up over time, we were able to secure a superb two-bedroom apartment for them for approximately 10% below the Guide Price directly through the site’s developer.

In addition, we were also able to source a removal company for them to move some furniture into the Bristol property and introduce them to a local interior designer to re-fit and finish the apartment

We were engaged by a professional family relocating from London with a view to finding and securing them a family home on the outskirts of Bristol. Aside from housing a growing family the property also had to provide easy access to the national rail network as one client was still working in London, and easy access into central Bristol for the second client to get into work. In addition to this, we had to consider the children’s current and future school needs.

Having viewed several properties in NW Bristol, N Somerset and S Glos we identified a gorgeous family home in Thornbury. The house was openly listed with a national agent and after several viewings we secured the purchase comfortably below the Guide Price.

We sourced and viewed several properties, both on and off-market, over a number of weeks without any being “the one”. Shortly after, we identified a stunning detached house that we were made aware was coming to the market and were able to immediately arrange a viewing. We put forward a competitive bid which once agreed prevented the home from being publicly listed.

We then worked with our client throughout the conveyancing process whilst also helping source, and meet, specialist contractors to overcome and advise on any concerns thrown up in the survey. Lovely to have since heard how happy our clients are in their new home…with the children loving the short walk to school!
